A quick explanation of timing, reports, added services and what to expect before the appointment.
What does a full home inspection cover?
We inspect visible and accessible parts of the roof, exterior, structure, electrical system, plumbing, heating and cooling, attic, insulation, ventilation, built-in appliances and interior. The exact scope follows the inspection agreement and conditions at the property.
How long does a home inspection take?
Most full home inspections take two to four hours. Larger, older or more complex properties may take longer, especially when additional services are scheduled.
Should the buyer attend the inspection?
Buyers are welcome. The inspector needs to stay focused and follow a consistent process so the home is examined carefully and the findings are accurate. Many clients arrive near the end for a walkthrough of the main observations and questions.
Is a home inspection a pass-or-fail test?
No. A home inspection describes the visible condition of the property on the inspection date. The report explains significant concerns, smaller defects and maintenance items so the client can make an informed decision.
Can an inspection find every problem?
No. A home inspection is visual and non-invasive. Concealed conditions, inaccessible areas and problems that are not active or visible on the inspection date may not be discovered. Any limitations are noted in the report.
When will I receive the report?
Reports are normally delivered within 24 to 48 hours after the inspection.
Is thermal imaging included?
Yes. Thermal imaging is included with every full home inspection at no added cost. It helps identify surface-temperature patterns that may deserve a closer look, but it does not see through walls.
Do new homes need an inspection?
Yes. New construction can still have incomplete work, installation defects or items missed during the building process. An independent inspection gives the buyer a separate review before closing.
Can I add radon, termite, mold, well or septic inspection and locating?
Yes. Tell us which services you are considering when you schedule so timing and scope can be confirmed.
Do you inspect commercial properties?
Yes. Commercial scopes are set around the property type and the client’s needs before the appointment.
Can my real estate agent receive the report?
Yes, with the client’s permission. The report can be shared with the buyer’s agent or other people involved in the transaction.
